Q: Does it cost anything to look at properties for rent?
A: No. We are interested in finding the best people for each of our properties. There is no fee for looking, but we do ask that you be serious.

Q: Are there guidelines about who you will rent to?
A: Yes. We abide by the federal fair housing laws, but everyone must qualify and be approved for residency. Those guidelines include income, rental history, credit report and criminal background check. We also require that all residents be at least 21 years of age, or have a parent or guardian guarantee (co-sign) the lease. All full time
students must also have a guarantor.

Q: Do you require a lease?
A: Yes. A lease is a written understanding of what both the resident and the landlord will do. It protects the rights of both, and leaves no room for misunderstanding about responsibilities.

Q: Do you allow pets?
A: Some of our properties do, but others don't. Please call our office for information about specific properties. Houses are viewed on a case-by-case situation.

Generally, where pets are allowed the following rules apply:
* One pet per apartment or house.
* Dogs or cats only. No reptiles, no exotics.
* The pet must be a maximum of 25 pounds when full grown.
* A $250 non-refundable pet fee will be charged for the priviledge of having the pet.
* All pets must be spayed or neutered, and cats must be declawed.
* Documentation of spay, neuter and current vaccinations must be presented to management.
* Under no circumstances do we allow what our insurance company considers a dangerous dog breed like Pit Bull, Doberman, German Shepherd, Rottweiler, Wolf breeds, etc.
